The board meets every other month in the EastLake Greens community room. First Thursday of the month at 6:30pm. You are always welcome to join us!
February 9th, April 5th, June 7th, August 2nd (Annual budget meeting),

Holiday Lights Contest

On December 19th between 7pm and 8pm the board will walk Bristolwood and choose three homes that best embody the Holiday spirit! The three winning homes will be awarded a gift card. Happy Holidays!

Annual Meeting and Election

The election and annual meeting were conducted on the December 1st in the clubhouse community room. Michelle Kotas was reelected for a two year term. Thank you for voting! Your participation is vital to the association and very appreciated!

New Property Manager

Hello Board Members, Bristolwood at Eastlake HOA,

Please allow me to introduce myself as your new Certified Common Interest Development Manager from Property Management Consultants, Inc. I have been a senior manager at PMC for 8 years & I hold a Certified Manager of Community Associations (CMCA) & Association Management Specialist (AMS) credentials through the National Board of Certification for Community Association Managers. I will be managing the Bristolwood at Eastlake HOA effective immediately.

I am mailing my letter of introduction and contact information to the owners along with the September 2011 HOA dues billing statements, which you will be receiving shortly.

NEW MAILBOXES

The new mailboxes and bulletin boards have arrived! Management (PMC)was onsite July 9th, 2011 to deliver the mailbox keys in person to each resident. If you have not received the new mailbox keys by now, please contact Jessica at 619-528-4200 x122 or email her at Jessica@pmchoa.com to make arrangement to receive you keys.
The mailboxes and bulletin boards will be installed on July 28 & 29.

Courtesy Notices

The board and management recently conducted a walk through of our community. Overall the community is lovely, however some courtesy notices will be sent out. Nothing serious: put away trash cans, mow the lawn, pull some weeds and we’re done! Compliance is our responsibility and it makes Bristolwood a beautiful community. Thank you in advance for your cooperation and swift compliance with our CC&R’s! We couldn’t make this community what it is without you!
Commercial Vehicles are not permitted on La Costa Ave. It is a violation of the Eastlake Greens Covenants , Code and Restrictions. Owners of commercial vehicles will need to park them inside a garage or off street. Unfortunately, fines may be applied (by Bristolwood HOA and Eastlake Greens HOA) when the CC&R is violated.
Please help us to maintain compliance. We appreciate your community spirit.

HOA Financial Picture in a Nutshell

In October of 2007 the association’s finances were pretty grim. In under four years we have stabilized the finances and put into action checks and balances to maintain the progress. AND Bristolwood still has the lowest assessment cost in Eastlake Greens. A healthy financial state makes the association look good to banks when homeowners want to sell – it also contributes to the stability of our home values. Stable home value is very important in this economy. How did we do it? Reasonable and professional property management, economical and environmentally friendly landscaping and maintenance, board education, proper budget planning and regular reserve study. The members of this board care about the neighborhood. They stretch our assessment and make it work for all of us. Join us at a meeting or think about becoming a board member.
October 31, 2007, our total assets were $53,887.15
January 31, 2011 our total assets are $104,164.44

Street Parking issues

There have been some challenging parking issues this year. Don’t get us wrong – our street is a piece of cake compared to others in the Greens but Bristolwood does have parking regulations and we are also subject to the CC&R’s of Eastlake Greens. Let’s work together to resolve these issues. Each home is entitled to one parking spot on the street in front of their home. Those with red curbs in front of their homes have preference at the island parking. Please don’t park the wrong way on the street, block a driveway or park several of your vehicles on the street. It’s not the board’s to make people miserable about parking but we are obligated to control the parking should the rules be violated.
Speeding on residential roads is dangerous for pedestrians and other drivers. Slow down on La Costa Ave. Speeders will be sent violation letters and possible fines will be levied.
Keep our street safe for our families. Thanks for helping us to make this work.

Neighborhood Maintenance

The board has approved the purchase of new mailboxes for Bristolwood. The new mailboxes are the same size and shape. The color will be bronze. We will keep you posted about the installation of the new mailboxes. Management is working with the local post office to ensure the least interruption of service to you. We also found an affordable, appropriate matching bulletin board to install near the mailboxes and they will be the same color. Both of these projects came in under budget.
Our curb house numbers will be painted soon. The board has looked into finding a landscaper who can offer front yard mowing services to homeowners at a discounted price. The bill for services would come to you with your assessment bill. Look for a questionnaire in the mail about this service.

What happens when the Board receives a CC&R complaint from a homeowner?

Management will notify the board of the complaint. The board then investigates the complaint. If there is a valid CC&R violation the board issues a violation letter. The homeowner has 10-15 days to comply. If the violation is not cleared by the Non-compliant homeowner after letters and a hearing - fines are levied.

Happy New Year Neighbors!

Happy New Year! 2011 has arrived. How time flies! Bristolwood is in it’s 17th year of existence. We are in the best fiscal shape ever in our history and our future looks good. We have some projects to work on this year that have been identified in our reserve study. We will be filling cracks in the street, maintaining the association fencing and walls and working on the entrance landscaping.

Annual Holiday Lights contest

The holidays are right around the corner and many of us in Bristolwood will be decorating our yards and stringing lights on our homes. We will hold our annual Holiday Lights contest on December 19th (judging at 7:00pm). Board members will be walking the street to choose three winners and award them gift cards for the best decorations and lights.

Board Election Results

We had two election meetings and did not reach our needed member
quorum at either of those meetings. As a result the Association
Attorneys drafted a resolution that allows Bristolwood, in accordance
with it’s stated bylaws, to appoint the board members so that we can get
back to business and pay our bills. The board remains the same with
one vacancy. Michelle Kotas, Paul Piansay, Penny Daoodi and Elizabeth
Rosas are your board members. Each one is committed to keeping
Bristolwood family friendly, highly valued and a safe place to live.

Annual Election on Nov 3 @ 7 pm

The Bristolwood HOA annual election meeting was scheduled on Monday, Oct. 4, 2010 at 7:00 pm at the clubhouse. We did not have a quorum and at the past annual meetings the turnout has been minimal. The Board would like to emphasize that obtaining a quorum of voting members is essential in holding a successful annual election. All owners are invited in the common interest of the community and benefit from participation of the Annual Election meeting.

If you have misplaced your ballot, please contact PMC. Additional ballots will also be made available at the rescheduled annual election meeting on Wednesday, November 3, 2010 at 7:00 pm at the Clubhouse.

Bristolwood BBQ - SEPT 18 2010

Come out and join the neighborhood to celebrate our 2nd annual Bristolwood BBQ right here in our neighborhood. We will serve soft drinks, water, hotdogs, hamburgers and chips. Bring a chair and spend the afternoon with your neighbors! Bring the kids!

We will be on the second island in Bristolwood on September 18th, 2010 from 12pm - 4pm. We look forward to seeing you!

Welcome New Homeowners & Tenants

Bristolwood welcomes all community members to actively participate in the beautification of our neighborhood. Homeowners who lease their property to tenants are still responsible for their property’s compliance with CC&R’s and parking regulations. Sometimes tenants are not aware of the CC&R’s and parking regulations and this can make compliance difficult and unpleasant. If you are a tenant and not sure what the requirements for compliance are, please contact your landlord and ask for a copy of the CC&R’s and parking regulations. Homeowners who need these documents can contact Jessica at PMC and for a small fee can obtain copies for yourself and your tenant.

Helpful tips for tenants:

Trash cans must be put away behind a fence or in a garage – out of sight.
Parking regulations are strictly enforced.
Lawn maintenance is an ongoing requirement. Mowing and watering are required.
