2012 Board Meeting Schedule

The board meets every other month in the EastLake Greens community room. First Thursday of the month at 6:30pm. You are always welcome to join us!
February 9th, April 5th, June 7th, August 2nd (Annual budget meeting),
October 4th (Annual Meeting/Election), December 6th
The next board meeting’s agenda:
The board will have the following items placed on the agenda for the upcoming February 2012 meeting: island tree trimming, asphalt crack sealing and entrance monument tree maintenance. Do you have an item for the meeting agenda? Contact PMC to get it posted!

Holiday Lights Contest

On December 19th between 7pm and 8pm the board will walk Bristolwood and choose three homes that best embody the Holiday spirit! The three winning homes will be awarded a gift card. Happy Holidays!

Annual Meeting and Election

The election and annual meeting were conducted on the December 1st in the clubhouse community room. Michelle Kotas was reelected for a two year term. Thank you for voting! Your participation is vital to the association and very appreciated!

New Property Manager

Hello Board Members, Bristolwood at Eastlake HOA,

Please allow me to introduce myself as your new Certified Common Interest Development Manager from Property Management Consultants, Inc. I have been a senior manager at PMC for 8 years & I hold a Certified Manager of Community Associations (CMCA) & Association Management Specialist (AMS) credentials through the National Board of Certification for Community Association Managers. I will be managing the Bristolwood at Eastlake HOA effective immediately.

I am mailing my letter of introduction and contact information to the owners along with the September 2011 HOA dues billing statements, which you will be receiving shortly.

NEW MAILBOXES

The new mailboxes and bulletin boards have arrived! Management (PMC)was onsite July 9th, 2011 to deliver the mailbox keys in person to each resident. If you have not received the new mailbox keys by now, please contact Jessica at 619-528-4200 x122 or email her at Jessica@pmchoa.com to make arrangement to receive you keys.
The mailboxes and bulletin boards will be installed on July 28 & 29.

Courtesy Notices

The board and management recently conducted a walk through of our community. Overall the community is lovely, however some courtesy notices will be sent out. Nothing serious: put away trash cans, mow the lawn, pull some weeds and we’re done! Compliance is our responsibility and it makes Bristolwood a beautiful community. Thank you in advance for your cooperation and swift compliance with our CC&R’s! We couldn’t make this community what it is without you!
Commercial Vehicles are not permitted on La Costa Ave. It is a violation of the Eastlake Greens Covenants , Code and Restrictions. Owners of commercial vehicles will need to park them inside a garage or off street. Unfortunately, fines may be applied (by Bristolwood HOA and Eastlake Greens HOA) when the CC&R is violated.
Please help us to maintain compliance. We appreciate your community spirit.

HOA Financial Picture in a Nutshell

In October of 2007 the association’s finances were pretty grim. In under four years we have stabilized the finances and put into action checks and balances to maintain the progress. AND Bristolwood still has the lowest assessment cost in Eastlake Greens. A healthy financial state makes the association look good to banks when homeowners want to sell – it also contributes to the stability of our home values. Stable home value is very important in this economy. How did we do it? Reasonable and professional property management, economical and environmentally friendly landscaping and maintenance, board education, proper budget planning and regular reserve study. The members of this board care about the neighborhood. They stretch our assessment and make it work for all of us. Join us at a meeting or think about becoming a board member.
